[Updated] Masonic Temple in West Hartford Center Sold for $1.3 Million

Private entity known as 11 South Main Street LLC purchases the property in West Hartford Center.

The Masonic Temple in West Hartford Center has been sold to a privately held corporation, according to town property records.

The 8,700-square-foot building, which is technically two parcels located at 11 S. Main St., was transferred from the Masonic Hall Association of West Hartford Connecticut Inc. to an entity called 11 South Main Street LLC for a little more than $1.3 million.

The transaction was recorded with the West Hartford Town Clerk’s office on Aug. 19.

According to the Secretary of the State, 11 South Main Street LLC is managed by Charles and Maurice Kaoud, who are co-owners of Kaoud Oriental Rugs, which has stores in West Hartford, Canton, Manchester and Holyoke, MA. The listed agent is Charles Kaoud.

The building currently houses the Wyllys Saint John’s Lodge #4, the Studio of Dance and Youth Ballet and Van Dance CT.

Maurice Kaoud said that he was excited about the acquisition of the property and that the current tenants have leases through February 2014.

"Not too many buildings come up for sale in West Hartford," Maurice Kaoud said in a telephone interview. "It was a nice transaction with us and the Masons. We’re not sure what going to do with building. The existing tenants will stay through February 2014. As of yet we're not sure what we're going to do after that."

According to land records, the two-story building was constructed in 1923.

Efforts to reach the current tenants were not successful.
