Spring has Sprung in West Hartford Real Estate

While the temperatures remain chilly, West Hartford's real estate market has been heating up fast! Find out what all the fuss is about.

It’s hard to believe it’s spring when we are still wearing gloves and scarves. However ask any Realtor in town and I assure you they will tell you spring has sprung in West Hartford.

Over the past few weeks we have seen multiple homes receive as many as six offers, many over asking price.  Most of the activity has been in the $300,000-$450,000 price range.  So what is causing this demand?

West Hartford is seeing the result of being consistently ranked in national polls as a great place to live. Many people from neighboring communities want to be in our town, and the people that are here want to stay.

Most of the homes that received multiple offers were very well priced and in excellent condition, obviously a winning combination at any price range.  In addition, quite a few were within walking distance to the center, and that convenience carries a premium. 

If you are a seller getting ready to list your home, you still need to do all the normal due diligence.  While it takes a good amount of elbow grease, the homeowners that have taken the time to clean, de-clutter, touch up paint, buff the floors, and price their home based on current market conditions have reaped the benefits.  Hopefully you can too!

What can you do to be ready if you are a buyer? It is worthwhile to write a note to the seller letting them know how much you love the home, but at the end of the day, money talks.  The single most important thing you can do is take the time to obtain a pre-approval letter from a reputable mortgage broker.  A preapproval carries significantly more weight that a pre-qualification letter because it assures the sellers that your lender has actually verified your income, assets, and liabilities.
